A dream concept brought to life. This PEI retreat now features a fully custom professional grade golf simulator designed for both performance and play.

When a client in scenic cottage country on Prince Edward Island reached out to SimCaddy, his goal was clear: design and install a professional grade golf simulator inside his detached three-bay garage retreat, a beautifully crafted building on his summer property with an impressive waterfront view. He envisioned a space that would serve as both a relaxed social hub for entertaining fellow golfers on rainy days (the local course is just minutes away by golf cart) and a high-performance simulator for serious practice and gameplay.

Every great build starts with a vision. Early framing laid the foundation for this high-performance golf simulator space.

A Purpose-Built Space for Play and Performance

The simulator was installed in one bay of the garage (16' W x 10' H x ~30' D). Working closely with his contractor, the client added a lounge area, bar/counter space, and a full bathroom, transforming the space into a casual entertainment retreat. This wasn’t just about dialing in wedge spin. It was about creating an immersive, functional environment that looked great, felt inviting, and delivered flawless technical performance.

The angled roofline added architectural character but required careful planning. The simulator enclosure had to align with the slope, and the projector’s throw distance needed to be precise. We also integrated a full blackout golf curtain system hung using aircraft cable to define the simulator bay, preserve image quality, and provide acoustic separation from the rest of the structure.

From Vision to Technical Design

The project began with a simple hand-drawn sketch from the client. SimCaddy translated that vision into a detailed technical drawing, illustrating everything from screen placement and hitting position to projector specs and seating layout.

Before finalizing the design, the client visited my personal home simulator to see a completed build using many of the same and similar components. We discussed the differences between optimal space and necessary space, left and right-handed user considerations, lighting control, screen sizing, acoustic treatment, and long-term flexibility. I made it a priority not to oversell; it was about creating a system tailored for seasonal use, not overcomplicating it with unnecessary extras.

Collaboration with Local Trades

We worked very closely with the client's general contractor who delivered excellent work, and collaboration was smooth from start to finish. We provided mounting specifications and layout guidance, including anchor points for the curtain system and hitting mat alignment for turf installation. Their attention to detail resulted in a clean, professional installation. We also worked with audiovisual experts, Backman Vidcom whose certified AV technicians handled hardware mounting, scree installation, and cabling with expertise, all critical tasks given the custom ceiling angles and alignment requirements. Their team did exceptional work, delivering a polished, reliable, and safe installation.

Choosing the Right Tech: Foresight Falcon

After evaluating the pros and cons of several launch monitor options, the client chose the Foresight Falcon. He had heard great things from a friend who has Foresight's GC3 launch monitor, and I’d personally tested the Falcon extensively since its release, including at trade shows, where I met the team at Foresight Sports Canada.

Many PGA Tour players rely on Foresight launch monitors, which speaks volumes. Foresight’s Canadian-based support team was incredibly helpful during setup and calibration, which was easy and seamless.

The Falcon is a ceiling-mounted, tour-level launch monitor using ultra high-speed infrared technology. It provides accurate data for both left and right-handed players, with exceptional consistency and full software compatibility.

Projector BenQ AH700ST: (HD Laser, 4000 Lumens) Bright, sharp, and contrast-rich. 4K resolution wasn’t necessary—HD performance exceeded expectations even with daylight present. Though the primary focus of the space is golf, the BenQ projector also performs beautifully should the client wish to watch sports or movies on the impact screen.

Screen Enclosure Carl’s Place Built-In Room Kit: Triple-layer, wall-to-wall premium impact screen offering excellent durability and crisp visuals.

Hitting Surface Flush-Mounted SIGPRO Teeline (4' x 9'): Commercial-grade mat with real tee compatibility, integrated flush into the flooring for a clean, professional finish. This element was executed with precision by the client’s contractor.

The BenQ AH700ST projector delivers crisp HD visuals with 4000 lumens of brightness, perfect for golf simulation, movie nights, and game day viewing in any lighting condition.

AV Installation Backman Vidcom: Certified AV technicians handled mounting and cabling with expertise, a critical task given the custom ceiling angles and alignment requirements. Their team did exceptional work, delivering a polished, reliable, and safe installation.

Power Protection Commercial-Grade Surge Suppression: Essential for seasonal properties, this system protects high-value electronics from voltage spikes and power fluctuation.

Software Suite

Installed and configured by SimCaddy, the simulator offers a flexible blend of training and gameplay platforms:

  • FSX 2020 – Realistic driving range, short game practice, and full-course simulation

  • FSX Pro – In-depth performance analytics for club and ball data

  • FSX Play – Enhanced visual engine and interactive gameplay

Immersion, Acoustics, and Aesthetics

To manage sound and improve comfort, black acoustic panels and foam ceiling tiles were installed. These help reduce echo, control ball rebound, and create a quieter experience for both guests and adjoining areas. They also contribute to a sleek, immersive atmosphere that elevates the entire simulator environment.

The completed setup features the Carl’s Place built-in room kit with a premium impact screen, acoustic wall panels, and supplemental black ceiling tiles—all enhancing the immersive feel. In the foreground, the Foresight Falcon launch monitor stands ready as the system’s high-performance engine.
